When people ask, how much per square foot to build a custom luxury home?, the short answer is: it depends. For us, most projects in the Jacksonville area start around $350 per square foot, but that’s really just a benchmark. We build what our clients ask us to build, and those choices ultimately drive the final number. A better way to think about it is that you set the price point through your selections and expectations.
Why price per square foot isn’t the whole picture
Price per square foot is a helpful reference, but it’s not the best way to compare builders or even different homes. For instance, we currently have a project that’s running around $1,000 per square foot. That’s not typical, but it’s a good example of how far craftsmanship, materials, and design detail can push the numbers.
Most of our custom homes land between $400 and $550 per square foot. In this range, you’ll find top-quality craftsmanship, custom design, and luxury finishes, but not necessarily over-the-top spending.
What’s included (and what’s not)
When we talk about cost per square foot, we’re referring to the heated and cooled living space. That number usually includes garages and porches. But here’s what’s not in that figure:
- Site work: Things like clearing, grading, and fill dirt
- Septic systems and wells: Depending on your lot, these can add significant cost
- Pools and outdoor living: Those are priced separately because they vary so much by design
For example, a heavily wooded lot in St. Johns County might require clearing and fill that adds $30,000–$60,000 to your total project cost before we even pour the slab.
Why like-for-like comparisons don’t work
Two homes might both be 4,000 square feet, but one could cost twice as much as the other, depending on the specifics. Think of it this way:
- A $10,000 top-end range versus a $2,000 standard appliance changes your kitchen’s look and shifts your total cost per square foot
- A simple drywall ceiling versus tongue-and-groove wood with beams creates a very different labor and materials profile
That’s why we prefer to talk in terms of scope and quality, not just square footage.
Jacksonville market realities
In and around Jacksonville (including Ponte Vedra Beach, Atlantic Beach, Vilano Beach, and St. Johns County), costs have climbed steadily with material prices and labor demand. Custom homes here tend to start higher than in smaller markets, especially near the coast or waterfront, where lot prep can be more complex. That said, building in Jacksonville still gives you strong value for your investment.

FAQs about custom home costs
Does outdoor space count toward price per square foot?
Not usually. When builders talk about cost per square foot, they’re referring to the (often air-conditioned) living area. Pools, summer kitchens, patios, and lanais are typically priced separately.
How can I control costs without cutting quality?
Work with your builder early to identify where to invest and where to simplify. Choosing clean, classic finishes instead of trendy, high-end materials often saves thousands without feeling like a compromise.
Why does garage size affect total price?
Even though garages aren’t usually air-conditioned, they still count toward the total square footage used in cost calculations in our area. A large three-car garage, for example, can noticeably raise the overall price per square foot.
Are site costs really that different from lot to lot?
Yes. A flat, cleared lot in Jacksonville may need minimal prep, while a sloped or wooded lot in Ponte Vedra could require major clearing and fill. Those factors can swing costs by tens of thousands.
Is it cheaper to renovate or build new?
It depends on your existing home’s condition. Sometimes a major renovation costs nearly as much as building new, but with new construction, you get modern systems, layout flexibility, and today’s energy standards.
