The final phase of Glen Kernan features 138 estate homesites, ranging from 90 to 144 feet wide and 170 to 300 feet deep. These homesites are being released in phases, and construction is already underway.

2. Secure, gated community with manned access

Glen Kernan offers a high level of security with two manned gates for access control and privacy—one located on Kernan Boulevard (East Gate) and the other on Hodges Boulevard (West Gate). 

3. HOA fees and community maintenance

Homeowners in Glen Kernan are required to pay annual HOA fees of $5,800, which are paid quarterly. These fees cover the maintenance and operation of the security gates, landscaping, and private roads within the community.

4. Access to Glen Kernan Golf & Country Club

To submit a commitment letter for purchasing a homesite, buyers must provide a Pre-Approval Letter from a reputable lender or a Verification of Funds Letter for at least $2.5 million to ensure financial readiness before proceeding with the purchase.

7. Custom home building with approved builders

9. Covenants and restrictions

Glen Kernan has community-wide covenants that regulate aspects like fencing, screen enclosures, swimming pools, and other exterior elements. Notably, basketball courts, trampolines, and overnight street parking are not permitted. These rules help preserve the neighborhood’s upscale appeal.

10. School zoning 

Glen Kernan is located within the Duval County School District, currently zoned for Chet’s Creek Elementary (K-5), Kernan Middle School (6-8), and Atlantic Coast High School (9-12).
