2. Historic roots; modern living 

What truly sets Waterman’s Bluff apart is its ability to marry history with modern living. The homes at Waterman’s Bluff are carefully designed to blend Lowcountry charm (think expansive porches, large windows, neutral palettes) and modern functionality. 

The land has a rich history dating back to the 19th century, including its significance during the War of 1812.

In March 1813, American forces encamped here on Eleazar Waterman’s plantation (now the site of Waterman’s Bluff) because of its commanding views of the Bells and Jolly Rivers. They remained throughout the spring and summer, living off Waterman’s crops and livestock.

On August 8, 1813, Spanish loyalists attacked the American camp at Waterman’s Bluff by boat and land. American commander Buckner Harris and his 30 men, strategically concealed, repelled both assaults by exploiting their superior position and the Spanish’s tactical errors. The battle lasted under 20 minutes, leaving 18 Spanish casualties (6 dead, 12 wounded). Harris’s victory enabled further American raids on the Fernandina region.

3. A strong sense of community

Waterman’s Bluff is an intimate, gated neighborhood with just 144 homes, which means it’s easy to get to know your neighbors. You can chat with them at General’s Park, gather at the private Waterfront Park, meet at one of the community’s events, or spend time socializing on the community’s distinctive wide porches. In our experience, Waterman’s Bluff is a place where residents truly look out for each other.

4. Thoughtfully designed amenities

The amenities at Waterman’s Bluff are designed to bring people together while celebrating the natural surroundings. General’s Park, a peaceful lakefront space surrounded by centuries-old oak trees and circled by slow winding roads features an arbor with a porch swing designed to take in the peaceful views of the lake and fountain.

There are two private docks. The kayak launch takes you down a picturesque wooden bridge, with breathtaking views of the marsh and bluff. The second is a commercial-grade pier and floating dock that takes you over the Jolly River for expansive views of the Bells River, the perfect spot for stunning sunrises and sunsets! You can also enjoy fishing for Sheepshead and Tripletail or boating with easy access to Fernandina Beach, the St. Marys River, Cumberland Island and the Atlantic Ocean.

At the community’s entrance, a charming community center, originally built as a chapel, serves as a versatile space for weddings, social events, and neighborhood gatherings under the canopy of draping oak trees.

5. A location that’s both secluded and connected

Living in Waterman’s Bluff offers the best of both worlds: peaceful waterfront living with the convenience of being close to nearby attractions. The community offers a sense of seclusion, where you can escape the hustle and bustle of daily life, but it’s still just a short drive away from the beaches of Amelia Island, historic Fernandina Beach, and all the amenities of Jacksonville. Residents have easy access to shopping, dining, entertainment, and excellent schools.
